Q: How Do I Get Showing Instructions On A Property?
A: Please call our office at 561-666-8734 for showing instructions and details on viewing a property. In the case a property is occupied, kindly do not disturb any occupants. Only appointments will be accepted for occupied showings.
Q: Are You Realtors?
A: No, we are not a real estate brokerage. We are a real estate investment company however, Deepa Lakhlani is a licensed real estate agent.
Q: Are The Properties You Are Marketing Listed On The MLS?
A: Some properties may be listed on the MLS, however not all of them. Most of our properties are off-market deals.
Q: I would like to buy the house, what’s next?
A: We require all properties to be seen and inspected prior to purchase. We require a variable non-refundable deposit in the form of a cashiers check or wire transfer payable to the title company handling the closing. No properties will be taken off the market until an executed contract and a wire transfer has been received and confirmed.
Q: Is My Deposit Non-refundable?
A: All deposits are non refundable, inspections should be done prior to any offers. The only contingency to getting your deposit refunded is failure to provide a marketable title.
Q: Am I guaranteed clear title?
A: Yes, all properties are sold free and clear of any liens, code violations/open permits. We will refund your deposit in the case the matter cannot be resolved or give you the option to buy as is.
Q: How do I make an offer on a property?
A: Please call our office at 561-666-8734 or send us an email at firstname.lastname@example.org as soon as you like a property you have inspected and would like to purchase.
Q: How soon will the closing be?
A: Closing periods are variable for every property. Most of our properties close within 2-3 weeks of signing the contract. To ensure a marketable title some properties may take longer to close.
Q: Do I need to be physically present for closing?
A: Most cash transactions do not require the buyer to be present at closing, however if you are purchasing using a hard money loan, you will be required.
Q: If I would like to fix the property after closing, do you provide any rehab services?
A: We have consulted with several investors in the past and assisted them with referrals and rehab management. Please ask us about this by calling one of our partners at 561-666-8734.
Q: I am a landlord and would like help finding a tenant after purchasing the property. Can you assist with tenant placement?
A: Our team consists of many credible real estate agents that specifically work with rentals. We would be happy to list your property on the MLS and give you the peace of mind by placing the right tenant for you.
Q: Do you also assist with the resale of a rehabbed house?
A: Yes we are experienced rehabbers and have dealt with several fix and flip properties. We consult with you prior to listing to determine if the property is equitable and thereafter assist with the listing and marketing of the property all the way to the execution of the sale.
